AT LONG LAST!
Those of us from the Garden State know we are not widely recognized as being the world leader in many things - we know differently. We know we have the Boss (playing this month with the E-Street Band), we know we have incredible beaches - aka the Shore and we have the best pizza in the world.
With that in mind - I'm happy to say after 11 years in San Francisco, I've found a great slice of pizza!
The Pizza Place - RIGHT! Easy to remember and it's in my 'hood. Noriega and 46th Ave. Relaxed vibe, pitchers of cold beer, kid friendly and a walk to the ocean before and after your pie. Salads are good, wings are good -- but the pizza is great. I defy you to find a better slice in San Francisco! Please let me know if ya do!

A Few Interesting Properties
I recently previewed several interesting properties in the West Portal / St Francis Woods section of town - Two were of particular interest:
1495 Monterey - $1,850,000
At first glance, this would appear to be a huge amount of money for a house on a relatively busy street - at least that was my first impression. The lot is HUGE - 7300 square feet -- this offers buyers ability to go out and up with a addition. There are detailed, permitted, approved plans that come with the sale of the home - They nearly double the size of the house and offer expansive ocean views creating an incredible home with a great yard. Most buyers prefer to redesign their own home which they are obviously welcome to do - the plans are great because they show you what you can do with regards to vertical and horizontal additions. (These plans were approved by the city and the St. Francis Wood HOA)
135 San Benito Way - $1,994,000
Rare to find a home as well located as this one under 2M in St Francis Wood. This house could certainly use upgrades - that said, it's move in condition and a ton of space. Would love to spend some money and redesign the 3rd story rooms - that said, this is a grand Tudor style home in a great location.
Both houses have been on the market for 40+ days - so perhaps there's some wiggle room.
